Headed up by Stephen J. LaFreniere who has 25+ years property management experience and is the president and founder of our company, the Quest Company Property Management Department has one on the most highly defined, effective and efficient capabilities in the Greater Orlando area. With its ability to draw from the resources of its own Maintenance Department, our Property Management Department is able to respond quickly to any type of emergency as well as provide specialty maintenance services on an on-going basis which include HVAC, plumbing, electrical, carpentry, and sprinkler repairs. An integral function of our management capabilities includes timely collection of rents and monitoring of any tenant with a potential rent payment problem. We also handle evictions where necessary, monitor tenant sales in accordance with lease requirements, oversee all necessary repairs (with owner approval), document all receipts, paid bills and property expenses, insure that all tenant insurance is in place and current, evaluate and appeal real estate tax assessments when necessary, supervise all vendors, manage and negotiate vendor contracts, coordinate and oversee tenant improvements with contractor and owner, and perform a supervisor/contractor function in overseeing capital improvements to the property. On an annual basis, our Property Management personnel prepare budgets for each property as well as prepare the calculations and subsequent pass-through adjustment billings to the tenants.
